Pitched Dormer Loft Conversion
What is a Pitched Dormer Loft Conversion?
A pitched dormer loft conversion (pitched roof dormer) is a popular option when the existing roof height is adequate. Known for its aesthetic appeal, this design adds significant character to the space, thanks to the unique angles it creates both inside and out.
Benefits of a Pitched Dormer Conversion
The new space can be transformed into a bedroom, bathroom, or even the bright office you've always dreamed of. With the option to add Velux windows on the front roof, opposite the pitched dormer windows, this area will be flooded with natural light.

Exterior Finish Options
The exterior finish of a pitched dormer conversion can be tile-hung, slate-hung, rendered, or cladded. If you choose tile or slate, we’ll select the materials on-site to ensure they match your existing roof as closely as possible. For a rendered finish, our skilled plasterers can create various designs to complement the current look of your home. Other external elements, such as fascias, soffits, gutters, and windows, will also be matched to your property's existing finishes, ensuring the pitched dormer blends seamlessly with the original structure.
Will you need planning permission?
If your property has permitted development rights, you can carry out a pitched dormer conversion under a Certificate of Lawfulness. This means you can begin work as long as you stay within the council’s guidelines, without waiting for approval.
If you don’t have permitted development rights, you will need to secure planning permission before starting any work. Once your planning application is validated, the council typically makes a decision within eight weeks.
At The Loft Room, we will determine the required permissions and handle all necessary applications on your behalf to ensure the correct approvals are obtained.
